morriarchi RESIDENCE

Work is nearing completion at Ballinger Road, Buderim for local architect morriarchi. The home is currently having cabinetwork installed and finishing works completed. There will be some big changes happening in the coming weeks. All looking good and on track!


McMAHON RESIDENCE

Just about to be completed is a new home in Warrack Street, Yaroomba. This home has been designed by Carlo Magini Design to capture the beautiful outlook of Mt Coolum.


MILEY RESIDENCE

Mileys Residence has just been completed. This beautiful home, is set back from the Maroochy River in Bli Bli, in a lovely Balinese styled garden. The home has been designed by Carlo Magini Design and has been designed to capture the views of the river to the Maroochydore Airport and Marcoola while taking in the magnificant gardens.

AMBULANCE LEVY ON CONSTRUCTION SITES EFFECTIVE 1 JULY 2003
Effective from the 1st July 2003 the State Government has introduced a 'Community Ambulance Charge (Levy)' which will be imposed on every customer sale contract under the Electricity Act (1994). This applies to metered supply of electricity in Queensland from an electricity retailer to an electricity customer. This only covers the supply of electricity under a metering arrangement. This charge will be imposed and collected through the consumers electricity account and will charged at a daily rate of 24.044 cents. (Source: QMBA LC3-05/2003)

QUEENSLAND BUILDING SERVICES AUTHORITY (QBSA) DEMERIT POINTS SYSTEM
The State Government has passed legislation, which may result in a 3 year ban or life ban on Subcontractors and Builders if they fail repeatedly to comply with the QBSA Act or Domestic Building Contracts Act with the use of contracts. These bans will also apply to grossly defective building works. Some of the new regulations are that all builders must have a written contract with their subcontractors, give variations in writing, give directions to subcontractors in writing within 3 business days and other rules which the QBSA or QMBA can give further information on. BANNING OF ELECTRIC STORAGE HOT WATER SYSTEMS
Councils are currently developing a proposed Sustainable Housing Code, which in effect would ban the use of storage electric hot water systems as it is claimed that they may cause significant Greenhouse Gas Emissions. The code would require hot water systems with a minimum of 24 Renewable Energy Certificates such as Solar Hot Water Systems or the use of natural gas or LPG systems with a 5 star AGA Energy Rating Label. UNLICENSED CONTRACTORS
The requirement for sub-subcontractors to be licensed has been removed with the only persons now required to be licensed being, Builders; Principal Subcontractors (not subbies of the same class) and Trade Contractors contracting direct with the public or clients. Legislation came into effect on the 1st July 2003 which makes it an offence for a licensed contractor to contract with an unlicensed person to carry out building works. The BSA website (www.bsa.qld.gov.au) has the facility to check if a person holds a license or not. (Source: QMBA Magazine April/May 2003, pg. 15)

ENERGY EFFICIENCY

  • Minimising of sun through habitable rooms on the east and west must be minimised. This can be achieved by the use of adjustable external shutters or blinds or sunhoods.
  • Sun entry through glazed areas of north facing habitable rooms in winter months must be facilitated. Sunhoods and adjustable external shutters or blinds can bring about this.
  • Cross ventilation through habitable rooms is achieved by having a window or door in two opposite walls, which are openable to the outside. Also a direct air flow is provided from an openable window in the room through the doorways or other openings within the house to another window or operating to the outside.
